Bensonhurst
Cozy and well-maintained rent stabilized apartment (no broker’s fee) in a prewar building in Bensonhurst, Brooklyn, NY 11214. The unit has hardwood floors throughout, high ceilings, aisle closet, multiple windows and unobstructed views from every single room since we are located on the 3rd floor. The apartment is cable ready (Optimum by Altice), and it has two Friedrich A/C units that were installed two summers ago. You have the option to rent it out completely unfurnished or partially/fully furnished since I am planning to sell all of my furniture.
The floorplan is great for two or more individuals since the living room can easily be converted into a second bedroom. The apartment is one block away from the D train and short walk from the B1 & B8 buses.
I am looking for someone who can take over my current lease (assignment of lease: No sublease is allowed) that will expire on June 30, 2021. The new tenant(s) will lock in the same low price I am currently paying (way below market) for the next 17 months, and you will have the option to renew the lease in the future and continue paying below market for years to come. For more information about rent stabilized apartments in the city, please review the NYC rent guidelines board at https://www1.nyc.gov/site/rentguidelinesboard/index.page.
Requirements:
- Up to three individuals can be on the lease agreement
- Total household income of $60,000+ per year is required (or 40+ times the monthly rent)
- You will only need to pay 1st month’s rent and security deposit (move-in date is flexible)
- Good credit score (650 or above)
- No pets allowed per landlord
If you are interested in the apartment, please send an email or text message telling me a little about yourself, move-in date, etc. My brother, Steve V. Tsolakis, who is an accountant and tax advisor, will be conducting the phone interviews and responding to your inquiries before we set up a time to see the place in person since I am currently working two jobs and I barely have enough time.
Please keep in mind that your proof of employment (last two paystubs) and credit score (you can easily get your FICO 8 score for free from Experian) will need to be verified before scheduling a viewing of the apartment.
Thank you.
