Charming, very sunny 4 room railroad plus kitchen available for $3000, heat and hot water included. It is the 2nd floor of a 1910 brick townhouse, owners occupy 1st floor and basement. The rental apartment has a master bedroom that is about 13"x 11.5", with its own entrance from the hallway, a smaller bedroom attached to the master bedroom that is 9' x 7', and two more rooms, which are set up as large living room (11' x 14') with an adjacent dining room/2nd living room (11' x 10'), plus a kitchen and bathroom. Floor plan is included in the pics with exact measurements. The dining room is listed as a 3rd bedroom in the floor plan, but it would work better as a dining room or extension to the living room, since currently there is no door and the doorway is large and open. The layout would be ideal for a couple or a family with a baby or young child. The bedroom adjacent to the master bedroom is a good size for a crib or small child's bed, and the large living/dining area is great for families and entertaining.
NO BROKER'S FEE, renting directly from new owners who take pride in the apartment and are currently working on renovating it. We are a couple with 2 young children, so we know what kind of layout works well for families. Ours is similar on the 1st floor.
The apartment is also zoned for an excellent school, PS 110, which is less than 10 blocks away, right on McGolrick Park. Besides McGolrick, the city is also building a beautiful park this spring underneath the Kosciusko Bridge, which is only a few blocks away.
Couple of cons, depending on how you look at it: The house is in an industrial area with a lot of factories, which may not appeal to some, but it is refreshingly quiet and you don't have to worry about noise at night. The block itself however is very charming and tree-lined with historic brick townhouses. Also, it is only 4 blocks away from Driggs Ave and walking distance to Graham Ave, where there are lots of amenities, restaurants and shops.
It is a little bit far from the train (nearest is the Graham Ave L, .66 miles away, a 15 minute walk), but if you have a car, there is ALWAYS parking on the block. Also, the B24 bus is only 4 blocks away on Driggs, and a Citibike station is 3 blocks away.
As the new owners, we love it here. We are looking to share our home with tenants who will be just as enthusiastic about the apartment and neighborhood as we are, and appreciate the quirks. As landlords, we will always be fair, respectful and accommodating.
